How the real-estate Growth Engine deploys

  1. 01

Wire every lead source into one inbox

99acres + MagicBricks + Housing.com webhooks, Meta Lead Ads, click-to-WhatsApp ads, walk-in QR codes, channel-partner referral forms, broker-app feeds, hoarding QR codes, and website enquiry forms. All normalised into one CRM record per buyer, tagged by acquisition source, and deduplicated across portals so a single buyer enquiring on three sources becomes one lead with three source-IDs preserved.

  2. 02

AI qualifies in under 60 seconds

Three questions (budget band, configuration preference, possession-timeline urgency), RERA-compliant project disclosure auto-attached with timestamp and recipient-ID logging, brochure delivered as a PDF. Hot leads are pinged to the right RM in real time via WhatsApp + push notification; warm leads enter a 7-day site-visit nurture; cold leads enter a 21-day soft-touch nurture before re-qualification.

  3. 03

    Multi-touch site-visit + booking cadence

Booking confirmation with location pin, day-before reminder with RM intro, post-visit thank-you with next-step CTA, booking-amount nudge with payment-link, legal-document handover sequence. All on WhatsApp + SMS fallback, all logged to your CRM in a structured audit trail for RERA compliance. Cadence is configurable per project; we ship a tested default sequence and tune it during the first month.

  4. 04

    Per-project + per-partner dashboards

Which project is leaking leads at which funnel stage, which RM is fastest to first-reply, which channel partner is profitable on ROAS net of commission. Daily-refreshed dashboards, partner-shareable views with permission scoping, exportable as CSV or PDF for your monthly board pack and quarterly partner-payout cycle.

What a real-estate follow-up system actually does

Six modules ship with every Growth Engine deployment for Indian developers and brokers. Each module solves a specific revenue-leak we've measured across 12+ developer deployments in the last 24 months.

We were paying ₹35 lakh a month on MagicBricks and 99acres combined and our RMs were calling back leads the next morning. Naavim wired the AI qualifier and we now respond inside two minutes. At the same ad spend, our booked site-visits are up 58%. The system paid for itself in 26 days.

Before Naavim, our agents were spending half their day chasing cold enquiries. Now the AI does the triage, sends personalised WhatsApp follow-ups, and books viewings on our calendar automatically. Conversion went from under 10% to 35% in one quarter.

Quantify the portal-lead leak before you fix it

Coming soon as a live interactive tool in Q3 2026. Until then, the static estimator on the calculator page lets you punch in your monthly 99acres + MagicBricks + Meta spend and benchmark the gap against three real anonymised Naavim real-estate deployments. Real-estate developers consistently show the largest absolute INR gap of any vertical because deal values are high and current first-reply latency is the worst in the country.

Real-estate lead follow-up: your questions answered

  • Is WhatsApp marketing RERA-compliant for developers and brokers?
RERA regulates real-estate advertisements (project approval, mandatory disclosures, project-status reporting). It does not regulate lead-management infrastructure itself. The Growth Engine uses Meta-approved utility and transactional templates for booking confirmations, site-visit reminders, and RERA disclosure delivery. Marketing templates are triggered only on inbound enquiries (no cold broadcasts to scraped lists). Every disclosure is timestamped and recipient-ID-logged for RERA audit. The full compliance memo is reviewed by your firm's legal head before go-live, and we maintain a RERA-state-by-state appendix for projects across Maharashtra, Karnataka, Tamil Nadu, and Delhi NCR.
  • Does this integrate with Sell.do, Tranquil, LeadSquared, Zoho, or HubSpot?
Yes, all five, plus Salesforce and Bitrix24 for larger group-company deployments. Sell.do, Tranquil, and LeadSquared are the three most common Indian real-estate CRMs we ship against; HubSpot and Zoho cover developers who run a unified group-company CRM across hospitality, retail, and real estate. The Growth Engine sits in front of your CRM, not behind it. Your sales team continues working in whatever interface they're trained on. We've shipped 12+ integrations across these stacks and the per-CRM webhook adapters are part of our standard build, not a custom scope.
  • How does channel-partner commission tracking work end-to-end?
External broker leads are tagged with a partner ID at the moment of capture: UTM parameter on the broker's ad, QR code on the broker's offline collateral, or a unique WhatsApp number per partner. Every downstream action (site visit booked, site visit completed, booking-amount paid, registration triggered, agreement signed) is attributed back to that partner ID. The dashboard surfaces commission liability in real time, exportable as a partner-payout CSV for your monthly accounts cycle. We've shipped this for developers managing 40+ active channel partners; the largest single deployment tracks attribution across 120 partners and seven projects.
  • What about the booking-amount confirmation and post-visit flow?
Post site-visit, the AI nudges the lead for booking-amount confirmation over WhatsApp at the cadence you specify (typical: same-day thank-you, +1 day soft-ask, +3 day hard-ask with payment link). The moment a payment-link is opened or the lead confirms intent, the lead is handed to your legal and sales team with a structured handoff message containing the project, configuration, budget, and conversation transcript. We integrate with Razorpay, Cashfree, PayU, and Easebuzz for the payment-link side. Your finance team picks the gateway, we wire it in.
  • How do we get our existing 99acres + MagicBricks + Housing.com leads into the system?
All three portals push leads via webhook or email-to-CRM. We ingest both routes and reconcile duplicates across portals (a lead enquiring on both 99acres and MagicBricks gets merged into one CRM record with both source IDs preserved). Leads are tagged by portal at capture so you see per-portal cost, conversion, and ROAS in the dashboard. We also handle Meta Lead Ads webhooks, Google Form integrations, and Squareyards/PropTiger feeds for any custom acquisition source you run.
  • Does the AI qualifier replace our relationship managers?
No. It buys them time and protects them from burnout. The AI handles the first 60 seconds (three qualification questions, RERA disclosure delivery, brochure attachment) and routes to the right RM by project, configuration, and budget band. Most developer teams we ship for report their RMs spending 70% less time on cold leads, which frees them for actual closings. The human conversation still wins the booking. Without exception, developers who tried to replace their RMs entirely saw conversion drop within the first month. The AI is a triage layer, not a replacement layer.
  • How quickly do we see ROI on the build cost?
Most developers see incremental site visits in the first 30 days and full ROI on the build cost inside 60-90 days. The Growth Engine commercial structure is sized so payback is the explicit milestone of the engagement. We set the ROI checkpoint into the scope and review it together. The fastest payback we've recorded was 26 days (a Mumbai mid-segment developer who was leaking 9-hour reply times on a ₹40 lakh/mo MagicBricks spend). The slowest was 11 weeks (a Pune developer with a smaller per-month volume but a long deal cycle).

Every hour you wait, another portal lead goes cold. Ship the follow-up system in 14 days.
